Key Considerations for Siding Replacement in Historic Homes

Historic homes are a physical testament to the architectural heritage and history of an area. However, maintaining these links to our past means finding a good balance between authenticity and durability, especially with exterior components like siding.  In today’s post, local roofer Ben’s Construction Inc. discusses the key considerations homeowners should keep when planning siding replacement for their historic property.

Authenticity

One of the biggest hurdles that owners of historic homes encounter is authenticity, particularly in how preservation should be approached. One way to approach it is to try to replicate the original using the same materials and processes as the original. This approach may present the most authentic results, but it may not be the most practical. In terms of siding, the original property may have been made with materials that are not as durable, which means building integrity may have to be compromised.

Another approach is to try to replicate the looks of the original, but using modern materials. A residential roofing system, for example, may be built using laminate shingles that look like slate when viewed from the ground. The traditional wood shake look can be replicated using vinyl or fiber cement siding. WIth this approach, one can take advantage of features like low maintenance requirements, enhanced durability, and factory-applied colors and finishes.

Code Compliance

Historic properties were built according to the building codes of the time. Chances are, they’d be non-compliant with today’s building codes, which means improvements such as siding replacement must be aimed towards ensuring compliance. Building codes that pertain to siding mostly cover choice of exterior material, but it may involve the original structure if hazardous materials like asbestos are found.

Historical Significance

Changes to historic properties often require approval by a local preservation board, not unlike an HOA. As a historic property owner, being aware of relevant ordinances can help prevent issues that may result in costly do-overs. When consulting with the local board, have a plan or proposal that includes details like materials, and ask for feedback and recommendations. Ultimately, it can help keep your siding project on track and ensure great results.
