4 Strategies to Address Commercial Roof Damage

While most modern-day roofing systems are designed for long-term performance, they may still develop issues during their service life as a result of incorrect installation, lack of maintenance or severe weather conditions. When you need to fix problems related to your commercial roof, there are four options you need to consider with a trusted roofer.

  1. Repair: The first option is roof repair. If the roof membrane is in excellent condition, you can opt to repair a few minor problems, such as cracks at intermittent places. A roof repair is also a fast and cost-effective solution to prolong the life of your commercial roofing system.
  1. Re-roof: If your commercial roof has good insulation, consider re-roofing or re-covering. However, while a roofing contractor can easily install another membrane on top of your existing roof, thereby eliminating the need for a complete tear-off and the cost and time that come with it, it is usually not recommended by reputable roofers, especially when the roof has already previously been re-roofed.
  1. Replacement: When your commercial roof exhibits noticeable damage that cannot be recovered by a one-time roof repair or re-roofing – such as severe cracks, persistent leaks or broken shingles or tiles – a roof replacement is the next best thing. A new roof is easier and  less expensive to maintain, helps save on energy costs and is least likely to cause problems.
  1. Coating: You can also choose to coat your commercial roof to extend its lifespan. A roof coating provides additional protection against leaks and improves the appearance of the roof membrane. You can also opt for a reflective coating to minimize the adverse effects of ultraviolet (UV) rays and heat on your roof and keep the interior of the building cooler.
