Do You Need Your HOA Approval for Gutter Replacement?

It can be difficult to complete home improvement projects when you live in a homeowners association (HOA). It is often necessary to get approval from the HOA board before you start any renovations or repairs. Your project is reviewed by your board so you can ensure that it aligns with the community’s rules and regulations. It isn’t necessary to get your HOA’s approval for every home renovation, but you must get approval for any changes made to the exterior of your home, including gutter replacement.

Every HOA has governing documents known as covenants, conditions and restrictions (CC&Rs), which outline what you are and are not permitted to do to your home. As a responsible homeowner, you should familiarize yourself with your HOA rules before beginning any home improvements.

HOAs generally require homeowners to get approval for features visible from the outside. Because these changes affect the appearance and feel of your neighborhood, the HOA board must approve them. If you violate a rule in your CC&Rs, the board has the authority to halt your project and order you to redo it. They can also levy a fine or pursue legal action. So before starting any renovations, notify your HOA board in advance.

Follow these steps to get your gutter replacement approved by your HOA board:

  • Fill out the project forms. Forms may vary depending on your HOA, so make sure you check with your board before you replace your gutters.
  • Get qualified gutter contractors to work on your home. HOAs typically require contractors to have proper insurance and credentials. Depending on the HOA rules in your neighborhood, they may also provide you with a list of pre-approved contractors. If not, it is your responsibility to find gutter contractors for your project. Make sure that the contractor you hire is familiar with your CC&Rs so that your project complies with all HOA regulations.
  • Make sure that you provide a detailed project plan. Your gutter contractor may create detailed plans that your HOA will want to review before work begins.
